0033 - Science Annex
The spaces examined in this building are assigned to Chemistry, Biology, and Physics, and Astronomy. All rooms reviewed were located on the fifth floor, and were found to be in very good condition. There are several special use labs including a laser lab and confocal microscope lab. Overall these areas were in very good condition and appeared functional.
Heating Ventilation and Air Conditioning System: There are two new chillers located on the roof, and heating is strip-electrical heat. Heating and cooling are in satisfactory condition.
Plumbing: The system is in fair condition. Each floor is equipped with ADA compliant fixtures. Heavy rains cause backup problems associated with the city combined sewer system.
Lighting: Most lighting consists of T8 lamps with electronic ballasts. Battery type emergency egress lights are operational but need changing. There are LED exit signs with battery backup.
Fire Alarm System: The system is operational, but needs replacement in the next five to 10 years.
There is no emergency generator.
Power Distribution: The electrical system is adequate for its present use.
